Booking Terms

We require payment in advance: 20% deposit on booking, remainder one month in advance of the holiday. Payments can only be returned upon cancellation where a cottage is relet and then less a £20 administration fee.

Discounts are offered as follows:

10% reduction for second week booked within 1 year of a holiday.
5% reduction for a 2 week booking.
Special terms for long winter lets (November to March).
10% reduction for holidays booked at the last minute during summer season (within 7 days of holiday start)
Special offers which from time to time are advertised on our price/availability page.

Pets are welcome in Studio, Barn and Low Barn Cottages: There is a pet charge of £18 per pet per week or part week for the first pet, £9 for each additional pet, Dogs must kept on a lead when outside the cottages. Click here to see details of Pet Provision. Additional beds (sofa, folding etc.) are charged at the rate of £20 per adult per week or part week, £12 for children under 18. Bedding and towels are supplied.

Longer and shorter stays

Where guests stay longer than 1 week, we supply bedding and towels once per week.
We publish weekly rentals of cottages throughout the year Saturday by Saturday. Where a stay includes a both Friday and Saturday nights the rate of the more expensive week will be charged.
For stays shorter than 1 week we charge:- for a 2 or 3 night stay (or 4 nights Monday to Friday) 70% of weekly rate, 4 night 80%, 5 & 6 night 100%.

Tourist Board Classification

East Briscoe Farm Cottages are inspected annually by Visit Britain (previously English Tourism Council). We were most recently inspected in 2008 achieving a 4 Star Rating.

Accessibility for disabled guests

Two cottages were assessed for accessibility by the English Tourism Council in the National Accessibility Scheme (pre 2002)
Studio Cottage was awarded a 3 accessibility classification as suitable for guests who can manage a step or so.
Low Barn Cottage has been awarded a level 2 classification as suitable for a person in a wheelchair who has assistance.
All the other cottages have staircases and upstairs bathrooms which make them difficult for people with mobility problems.

Note: Visit Britain has amended the accessibility classification several times over the past few years and we don't meet current criteria for wheelchair accessibility. If you have any concerns please call to discuss it with us. The classifications above refer to the pre 2002 classification.
